What a BER rating really tells you
A Building Energy Rating, or
BER, measures how energy-efficient your home is. Ratings range from G, which is the least efficient, up to A1, the most efficient.
The rating reflects how well your home retains heat, how efficient the heating system is, how the home is ventilated, and whether renewable technologies such as
Solar PV are in place.
While a
BER is required when selling or renting a home, it has become much more than a compliance document. For many buyers, it is now a quick way to judge comfort, running costs, and the likelihood of future work being needed.
Why BER ratings are influencing home value
Homebuyers in Ireland are increasingly aware of energy costs and comfort. A stronger
BER rating often gives reassurance that a home will be cheaper to run, easier to heat, and more comfortable to live in.
Homes with higher BER ratings also tend to attract stronger interest. Buyers often see them as better maintained and less risky, particularly when they are weighing up long-term costs alongside purchase price.
Energy efficiency also plays a role in future planning. As standards continue to evolve and energy costs remain unpredictable, homes that already perform well — or clearly show a pathway to improvement are often viewed as more secure long-term investments.
While a BER rating alone does not set the value of a home, it increasingly supports buyer confidence and market appeal.
How lower BER ratings can affect buyer perception
Many Irish homes still fall into the D, E, F or G rating categories, particularly older properties. These homes may be solid and full of potential, but lower ratings can raise questions for buyers.
Concerns often centre around heating bills, cold rooms, draughts, and uncertainty about what upgrades might be required. When buyers are unsure, hesitation can creep in, sometimes leading to longer selling times or price negotiations.
The issue is not always the home itself — it is often the lack of clear information. This is where a Home Energy Assessment becomes valuable.
A Home Energy Assessment includes a BER, but it goes much further. It looks at how your home performs as a whole and explains why it behaves the way it does.
During the
assessment, a qualified assessor examines insulation levels, heating systems, ventilation, and heat loss. This information is brought together into a clear, easy-to-understand report that shows what is working well and where improvements could make the biggest difference.
Importantly, the assessment provides a tailored upgrade pathway for your home. It helps you understand which changes could improve comfort, efficiency and BER, and outlines which
SEAI grants may apply. There is no obligation to proceed — the purpose is clarity, not pressure.
Improvements that often support BER and value
Many homes improve their BER and overall appeal through relatively straightforward upgrades, such as improved
insulation, better
heating systems, upgraded
ventilation, or the addition of
Solar PV.
In some cases, window and door upgrades or more comprehensive retrofit measures may be suitable. The key point is that there is no one-size-fits-all solution. The right improvements depend on your home, its construction, and how you live in it which is why the assessment comes first.
Looking ahead: energy efficiency and the future
Energy efficiency is set to matter even more in the years ahead. National climate targets and rising awareness around energy use mean that homes which perform well, or are clearly upgrade-ready, are better positioned for the future.
A
Home Energy Assessment helps you understand where your home stands today and what realistic improvement options look like over time. It allows you to plan upgrades in stages if you wish, rather than rushing into decisions.
What happens next?
If you are considering your home’s value, comfort or long-term performance, a
Home Energy Assessment is the natural first step.
You can book your assessment online or by phone. A qualified assessor will visit your home, complete the survey and BER, and prepare a clear, easy-to-understand report. Once you receive it, you can review the findings in your own time and decide what — if anything — you want to do next. There is no obligation to proceed beyond the assessment.
Churchfield Home Services carries out Home Energy Assessments across Dublin, Mayo, Galway, Sligo, Roscommon, Kildare, Meath and Wicklow. As a Registered SEAI One Stop Shop, we provide clear guidance from assessment through to upgrade, supporting you at every stage if you choose to move forward.
